New Medical Office Building is a new 4-story medical office building for multi-specialty physicians and healthcare practices. The project is a 102,000- square foot office building located in the suburbs of Philadelphia, Pennsylvania. The office building stands across from a hospital and adjacent to a covered parking garage. The location of the office building is in a highly visible, convenient location for local residents. The facility will help with the increased demand for a high class medical offices around the area.

 

The MOB will house a 24,000-square-foot ambulatory surgery center. 13,000-square feet of the facility will be occupied by a primary care. “The facility is being designed to meet Core and Shell Leadership in Energy and Environmental Design (LEED) Certification by the United States Green Building Council”.

Building Enclosure

 

  • Building façade- At the base of the New Medical Office Building, a single-story, aluminum storefront glazing wall system welcomes the guests (Figure 1). The façade system of the office building is a metal stud backup system that consists of insulation, exterior gypsum sheathing and fluid applied air barrier. The exterior is made up of brick masonry, EIFS, metal panels, spandrel glazing and vision glazing. (A1.300- Building Elevations)

  • Roofing- The roof is surrounded by a 24” perimeter parapet which has a cast stone coping. The rooftop mechanical units are set on insulated curbs and concrete slabs. It is an EPDM roofing system. There are four different roof types that are shown below:

Sustainability Features

 

The project will have the sustainability goal to meet the US Green Building Council (USGBC) Leadership in Energy and Environmental Design (LEED) certified level. The goal is to implement cost-effective green products and processes that reduce the carbon footprint. There are many different approaches that will be taken to ensure that the facility model maximizes efficiency such as smart building envelopes.

Construction Means & Methods

Construction for the project was bought out in two packages: core and shell and tenant interiors. Since the site is flat, there was no demolition performed which saved time and cost. Additionally, since it is located in a heavy traffic area, the logistics for this project are not simple and requires a lot of coordination. For this reason, a mobile crane was used primarily for the installation of the building structure that was easily driven offsite once the work was completed. The structural steel was installed first followed by cast-in-place concrete slabs. Following the concrete slabs, façade system is being placed by a mast climbing work platform scaffolding system (FRACO). Unfortunately, with this tight site, there is not plenty of laydown area, which does not allow for most materials to be stored onsite.

Substructure & Superstructure

The building’s foundations are comprised of spread footings at column bases with a 4” slab on grade. The structural system is a composite frame, supported by steel wide flange columns. The structural system also consists of diagonal bracing with additional moment connections to resist lateral forces. The floor slab-on-grade is 4” thick, 3,000 PSI concrete, reinforced with 6 x 6 W1.4 x W1.4 WWF on a minimum of 4” compacted granular base. The elevated floor slabs are 3” thick, standard weight concrete, reinforced with WWF on 2” steel deck (5” total thickness).

Electrical System

High voltage is provided by the local utility and comes into a transformer. From the transformer power is carried to a main switchboard. Transformers step down power from 480/277V to 208/120V to bring power to all the levels. The main switchgear is located in the electric room on the first floor. Each of the building’s main electric services will be equipped with a Honeywell 500 Advanced digital power meter.

Lighting Design 

The New Medical Office Building utilizes several different lighting forms to accomplish its many usages. For first floor lighting includes fluorescent recessed lighting in a decorative pattern as well as cover lighting and decorative pendant fixtures. The fixtures in furnished core areas are to be lay-in direct fixtures with electronic ballasts and T-8 lamps. There are four types of lighting controls used- occupancy sensors switching, BAS lighting control, unswitched EM lighting, and switched lighting.

Mechanical System

The mechanical system of The New Medical Office Building is fairly simple. Two rooftop air handling units (AHU) deliver approximately 38K CFM per unit. Variable air volume terminals (VAV) are located throughout each floor to ensure occupant thermal comfort. Ensuring that there are different zones is especially important in this building since different rooms have varying purposes. Fan powered terminal are there to be sure to distribute air equally through large open spaces.

Fire Protection

The sprinkler system that is being used is a 4” total PAC 3, dry pipe system. The fire pump room is located on the first floor. The riser diagram is shown below for a better understanding.

Transportation

Users of The New Medical Office Building can make their way through the different levels of the building by means of three elevators, and two staircases. Primarily the three elevators will be used by the visitors and patients of this facility. Below is the picture showing the three elevators in blue, two staircases in yellow, and the means of egress in red on the first floor.
